Oil Nut Bay includes just 88 home sites within several unique neighborhoods. These were all designed to highlight the diverse topography and expansive sea views. Sites range in size from 0.32 acre and up to 10 acres. Each home site is thoughtfully placed and extremely desirable.
In order to best complement individual lifestyles, island residents have the opportunity to design and build a custom home in harmony with nature, or to purchase a turnkey property—exquisite homes designed by the world's finest architects and engineers, and built by Oil Nut Bay.
Resident-selected architects work within Oil Nut Bay's environmentally-sensitive guidelines. These guidelines ensure each home integrates harmoniously within the natural surroundings —giving homeowners the freedom of design choice, while preserving the beauty, coherence and value of all properties.
Owners are highly encouraged to design and build to LEED standards with assistance from Oil Nut Bay's environmental team.
Forty-eight of the 88 home sites are now available with 24 sites already sold. 7 homes are currently under construction and 8 completed. Once designs have been finalized, homes can be built within 12-18 months.

Beach Villa Sites
Where shallow waters provide a tropical playground, the Beach Villas directly overlook the white sand beach and a sublime ribbon of reef-lined water. Eight exquisite Oceanfront Sites are available. Thoughtfully designed to accommodate open living spaces and comfort, the Beach Villas offer three to six bedrooms and a private infinity pool.
Estate Villa Sites
Individually placed to take advantage of the natural topographical features of the land with dramatic living spaces, Estate Villas combine the ultimate in privacy with breathtaking, expansive views. Sites range from one to ten acres and are designed for a single home consisting of mutiple dwellings.
Ridge Villa Sites
Tucked into the hillside, the Ridge Villas offer views across the turquoise waters of the Eustatia Sound and are a short walk away from the Beach Club. These seven exceptional sites are designed to accommodate villas with one story intermittent walkout levels and range from three to six bedrooms. Of seven Ridge Villa sites, only two remain.
Marina Village Sites
Overlooking the 88-slip Oil Nut Bay Marina on Deep Bay, these sites provide easy access to your boat along with snorkelling, kite surfing and sailing. The Marina Village also includes artisan boutique shops and a new Lobster Shack Restaurant.
Boulder Villa Sites
Resting on the southeast bluffs of Oil Nut Bay, the Boulder Villa sites showcase sweeping views of the open Caribbean Sea. Each of the seven sites provide absolute privacy and six of the sites offer waterfront access.
